When I Hit a Wall

On Monday, we talked about the relatable problem I had early in my career: Not enough leads and no more reliable way to meet new people.


Let's fast forward to now, I want to tell you how I learned the solution, because it's the same wall a lot of contractors, insurance agents, and real estate agents are standing in front of every day.


When I started in real estate, things took off fast. Fast enough that I won Rookie of the Year; however, my list of contacts ran out just as quickly as my career started. And then, as we all say, now what?


Here's what was really happening, every deal I closed came from someone I already knew: friends, family, people I knew from my previous job. Essentially, the people who liked me and wanted to see me win. They hired me, they referred me to their people, and the business rolled in, it felt like a system, but it wasn't; it was a short list.


And a list runs out.



I remember the moment it hit me, as the familiar names were drying up. I'd already called everyone who knew me, and the brutal truth landed all at once: I didn't actually have a way to meet new people. I had a warm circle, and once I'd worked through it, I was standing at zero with no idea how to fill the pipeline back up. Sound familiar?


That's the wall and the moment we are told to start buying leads or start making cold calls to strangers. It's sneaky because it shows up right when you think you've made it, your early success hides the fact that you never built an engine, and you just spent down your savings account of relationships.


Thankfully, I made a quick pivot, one that is backed up by what I was seeing in the office every day: The people at the very top of this profession aren't winning on cold calls and ad spend. They're winning on relationships, on referrals, on being connected to a steady flow of people who already trust them. The difference between the top and the middle isn't hustle, it's where the leads come from and the system behind it.


So referrals were the answer, I knew that in my bones, but knowing referrals work and having a reliable way to generate them are two completely different things. My problem wasn't that referrals didn't work. My problem, at first, was that I was treating them like luck instead of building them like a system.


That was the realization that changed everything for me. Referrals are the gold standard, but left to chance, they're finite and the warm circle empties out. If you want a business that lasts, you can't wait around hoping the next referral falls in your lap. You need a way to keep meeting new people and adding value, on purpose, over and over.


That's the part I had to figure out, and it took me years of trial and error to turn it into something that actually runs.
